Property Tours

If you are interested in a tour of one of our properties you will need to schedule an appointment with an SMC representative.  For any apartments that indicate “occupied” on the property list a scheduled showing is required and must be scheduled 1 business day in advance.  A scheduled appointment helps to ensure a time that will work for your schedule and allows us to properly notify our current residents of a showing.  Our properties are shown by an SMC representative Monday through Friday from 10:00 a.m. to 4:00 p.m.  There is no fee for touring apartments and houses, but we do make a copy of a valid photo I.D. before proceeding with a showing.  Prospective residents are welcome to apply prior to touring our available properties, but we do require a property tour before a security deposit can be placed on a particular apartment or house; SMC does not rent “sight unseen”.

Rental Application

A complete rental application is required to proceed with the tenant verification process and must be submitted with the applicable application fee at the same time as paying the security deposit.  A non-refundable application fee of $20.00 is charged to all prospective residents and co-signers, which covers the expense of a criminal background check and credit check; this fee needs to be paid with cash or money order and applications will not be accepted unless the fee has been paid. The application generally takes 2 business days to process.

Criteria utilized for accepting or rejecting applications:

  • Income verification

  • Criminal history in the last 10 years

  • have not been currently registered or required to register as a sex offender

  • Verification of 2 references including 1 past landlord

  • Ability to pay bills on time

  • Credit Report utilizing Beacon Score ranges as follows:

    • 700-844 Approve

    • 650-699 Approve

    • 600-649 Review Report

    • 363-599 Reject

Please keep in mind that your credit score does not guarantee an approval.  There are many other items factored in to the approval process such as, criminal history, rental history and employment.

Security Deposits

Security deposits are equal to one month’s rent unless otherwise stated.  Security deposits are required to secure an apartment or house.  The deposit must be paid in full with cash, money order or check before the lease signing.  Payment plans are not permitted.  Applicants are welcome to place a security deposit down on a particular apartment or house while applying, provided they have gone on a property your with an SMC representative.  If the rental applicant is not approved to rent and apartment or house from SMC the security deposit is refundable; however, if the rental applicant is approved to rent from SMC and elects not to lease the property, the security deposit is not refunadable.  Security deposits secure an apartment/house pending approval of the application.  We do not hold properties for prospective tenants without a security deposit and they are available on a first come first serve basis.

Pets

Pets are allowed in designated pet friendly units only.  In addition to the security deposit, a pet deposit is assessed and there is a monthly rent increase of $50.00 per month per pet.  Of course, the deposits are refundable upon a resident’s move-out pending no damages and proper fulfillment of the lease agreement.  Pets include (but are not limited to) dogs, cats, lizards, snakes, hamsters, birds and even fish (due to the possibility of water leaking from the fish tank).  If you need futher clarification regarding pets, please speak with an SMC representative.

Utilities

Most of out apartments include heat and water, but some just include water, and others additionally include cable.  Unless otherwise noted, residents of houses & townhouses are responsible for all utilities.  For information on the average costs of utilities, please contact the companies listed below and provide them with the address or addresses you are inquiring about.

Move in Dates

At SMC it is our goal to move in our incoming residents into their new homes as soon as possible.  We clean and complete any necessary maintenance prior to the move in of the incoming residents.  This process can potentially take two to three weeks to complete depending on the condition of the rental unit once it vacates and the amount of cleaning and maintenance required.  While we try to work with incoming residents’ schedules , we cannot guarantee a specific move in date.

Lease Agreements

Unless otherwise notes, apartments require a 6 month lease agreement that will automatically renew for 6 months once the initial term has expired.  Residents have the option of going month to month after the initial 6 months however they will be charged a month to month fee of $50.00 per month added on to the rent.  Houses & townhouses require an one year lease agreement.

Rent

Rent is due in full on or before the 1st of each month, but SMC does grant a grace period until the 5th of the month.  However, should the 5th of the month fall on a weekend or holiday and SMC’s office is closed, residents are required to submit rent prior to the 5th. There is a $3.00 per day late fee back tot he 1st if rent is not pais before the 5th of the month.  On the 6th of the month $18.00 in late fees are added to late accounts and $3.00 each day thereafter until the rent is paid in full.  Residents are welcome to pay rent in advance.  Rent can be paid directly at the office or it can be mailed to SMC, PO BOX 2189, Minot, ND 58702.  Please ensure the rent is mailed in a timely manner so that we receive it before it is late.

  • The first month’s rent is not due until the lease signing and it will be pro-rated from the day the property was available for move in.  Keys to an apartment or house will not begin given to the incoming resident until the first month’s rent is paid in full.

Methods of Payment

SMC accepts cash, checks & money orders.  We do not accpet debit/credit cards.  We are not able to process payments by phone.  We do accept Canadian checks however you must submit a $1.00 in cash with any Canadian check that is written.
